In the second quarter of the year, the average price of free housing rose by 5.7%, reaching 1,895.6 euros per square meter, according to statistics on the appraised value of housing published this Thursday by the Ministry of Housing. and Urban Agenda.

Specifically, the price of free housing has experienced a quarterly increase of 1.6%, reaching its highest value in the last 15 yearsexactly since the third quarter of 2009, when it stood at 1,896.8 euros per square meter.

By autonomous communities

As for the autonomous communities, none reduced their price compared to the previous year. However, the highest increases were recorded in Balearic Islands and Aragonwith an advance of 8.3% in both cases, Andalusia (+7.5%) and the Valencian Community and Madrid (+7.4% in both cases as well).

As a consequence, the community with the most expensive square meter was Madridwith 3,198 euros. It is followed by the Balearic Islands (3,108.7 euros) and the Basque Country (2,620 euros).

The smallest price increase was recorded in Riojawith a year-on-year increase of 2.1%, to 1,209.8 euros per square meter. However, the autonomy with the cheapest square meter was Extremadura, with 898.7 euros.

In the variation by province, the increases in Málaga (+9.8%), Teruel (+9.1%) and Santa Cruz de Tenerife (8.9%) stand out, while only Ourense (- 1.8%), León (-0.6%) and Cuenca (-0.3%).

Homes more than 5 years old

The average value per square meter of free housing up to five years old stood at 2,217.1 euros per square meter until June, which represented an increase of 3.4% compared to the same period of the previous year.

However, the price of free housing more than five years old registered a greater increase than this first one, since it increased by 5.8%, to 1,886 euros.

By municipalities with more than 25,000 inhabitants, the most expensive was Santa Eulalia del Río, in the Balearic Islands, with 5,262.9 euros, and the cheapest is Puertollano (Ciudad Real), with 588.5 euros.

In relation to subsidized housing in Spain, the average price per square meter in the first six months of the year was 1,169.4 euros per square meter, 0.4% more than in the same period of the previous year.

Finally, the number of real estate appraisals used to calculate housing prices until June was 193,106 homes.
